Hey folks! Decided to cover this basic question.
We've met a few people who were actually unaware of the Tenure of Properties in Singapore. Maybe some don't even know such a thing exist.
Google defines "Tenure" as "the conditions under which land or buildings are held or occupied". Simplified, it basically means how long the property ownership belongs to you.
In Singapore, the common terms of Tenure are Leasehold and Freehold. Leasehold means that the property/land reverts back to the Government once its term is up. Most residential leasehold terms in Singapore is 99 years - this is most evident in HDB and Condominiums.
Freehold then, in super layman term means ... Forever. Another category often lumped together is the 999-year tag. Technically that isn't Freehold, but you can still enjoy it over 10 lifetimes.
Jokes aside, when we talk about Legacy and leaving something behind for generations to come, then Freehold and 999-year tenures are most attractive. Over long periods of time, these properties enjoy high capital appreciation*.
What does this mean for you? Is the 99-year leasehold properties still a good buy then?
Stay tuned to find out more!
