Sengkang Grand Residences – Agent Review

Fun fact – there are119 MRT Stations across Singapore. Only 8 stations are part of an Integrated Development which primarily consists of a Residential Component, A Commercial (Mall etc) component, An MRT station and a Bus Interchange.
I had the pleasure to visit the Latest Integrated Development in Singapore – which makes it the 9th Integrated development in Singapore.
At a glance, the 680-unit project looks pretty large. Simply said, overall it was a mish-mash of Ion Basement mall meets Tampines Hub on the first level and a whole condominium as you go higher.
What about the show flat units? We (Ros & I) had the chance to view all 3 of their layouts – the 1 bedroom which was 474 sqft, the 2 bedroom Premium + Study at 764 sqft and the 3 bedroom Premium + Flexi at 1,012 sqft. There was a no photo taking policy as we went in during the Agent Preview. But what I can personally say is that I like the 2 bedroom layout the most. I found the space liveable albeit the 764 sqft size. The extended balcony with Approved screen made it more attractive. I’ve come to accept that the dining area is now located in the balcony instead of within the living area.
Given the budget I would also recommend the 3 bedroom unit - I’ve seen quite a lot of layouts and I have my preference for certain layouts. If you can accept the escalating prices PSF for these units, I would say go ahead and purchase it.
